Choosing a Realtor

 

Realtors, like other professional consultants such as mortgage consultants, mortgage planners, attorneys and tax preparers can have a big effect on our lives.  If they perform in a manner that equals or exceeds our expectations, our goals are met and we are usually quite pleased.  If they make mistakes in any area, they could cost us hundreds of thousands of dollars and leave us with negative long term financial consequences along with lingering disappointment and frustration.  Which is why choosing a Realtor is an important matter that requires our focus and attention.

 

When buying a property, you will depend on your Realtor to provide information about the various local areas that you are considering, council you on prices and guide you through negotiations.  Referrals to Realtors can be the best way to start with a small group to narrow down.  Mortgage and title company professionals are usually very good sources for Realtor referrals.  When my clients are seeking a Realtor referral, I usually discuss their preferences and goals and suggest one or two agents that I know will be a good fit for them.

 

Before discussing the traits, qualities and strengths we need to look for in a Realtor, let’s list the general benefits that a professional Realtor can bring to the table:

 

1)     Knowledge of the local market

2)     Contract knowledge along with experience in negotiations and transactions

3)     Local reputation and track record as a successful agent

4)     Affiliation with a reputable company that offers transaction coordination, customer support while exhibiting a recognized and respected presence in the local market

5)     Local contacts in real estate and real estate related fields

6)     Motivation to create clients for life and to expand their local track record

 

Assuming that a home buyer has several potential agents who can offer the general benefits listed above, they can then narrow down the choices by using the following list:

 

1)     After meeting with the Realtor/candidate do you feel comfortable with their communication style?

2)     Did they leave you with the impression that they had the ability, experience and professionalism to be the best person to consult with you and to represent you in your real estate transaction?

3)     Do you feel that they listened to you enough to have a good idea about your goals and needs?

4)     Did they leave you with the feeling that they would care about, honor and serve your needs and goals?

5)     Did they leave you feeling confident abut working with them?

 

 

The FIRST STEP in purchasing a new home or investment property is to consult with your mortgage lender to get a clear idea of how much house you can afford and to get pre-approved for your maximum loan amount.  Then you can get down to the business of working with your Realtor to find the right property.
